I suggest what @Brandon Turner likes to talk about and that's house hacking, FHA financing with your cash shouldn't be a problem!

BiggerPockets has the "ultimate guide to tenant screening" available in the Education section
but other than that... I've heard of asking open ended questions of references and just letting them talk
Also, ask very specific questions to be sure that you're talking to the right person, and not just a friend of the tenants
I guess the main things to find out is if they have had an eviction, if they paid on time, and if they followed the previous landlord's rules/lease

We don't want to sit at our desk forever...
Lastly, it's easy for us as we can take phone calls and manage people..... from our desk

Fire selling the property - having a below market price that you KNOW the property will sell at, this is to avoid continually lowing the price in small increments and holding a property too long
Turning it into a rental - this is just that.. finding a tenant
Whole sale?? - if the property isn't completely done maybe you can sell it off to another investor who can finish the job
Hopefully I described those ideas correctly? Others might have more ideas!
