Now take those costs and consider the potential to have to repair those appliances and if the numbers work , go for it. I would only consider doing it if it were a long term buy/hold and you could get at least a couple of hundred more per month to recoup cost in no more than a year or two at the most. It would need to be a long term decision.

Hope that helps

I'm on board with this. If you can make sense of spending 2k on appliances (How much higher would your rent be w/SS units? Will it bring a better tenant?) then what are you waiting for?

Absolutely.  Regardless of the strategy you want to invest with (is flipping investing..? Ha) you should have a criteria. That criteria should include type of home, location, price points, the list goes on and on..!

I just bought the book and rushed through the process-- i thought it was an audiobook

I will somehow find a way to read it via PDF's.. my question is: Will I (and other BP members) have to rebuy the book when it's available in audio?

Honestly, we haven't yet discussed making an audio version of the book available.  I'm guessing that if/when we did, it would be distributed through Audilble, so there would be an additional fee for the audio book.

This is pretty standard that the audio book is a separate purchase from the digital/physical books...

Thanks for getting back to me so quickly and I completely understand. I went ahead and reached out to the BP support-- they helped me upgrade my order and now i'm being shipped the paperback copy(s)

Thanks for the great content and support, J!

From what I keep hearing repeated over and over are talks  about "bubbles"

Bubbles being the Austin TX, California, and other hot markets. Nobody really knows the future of real estate but like Buffet preaches-- it might be a good idea to be doing what everyone else IS NOT doing.

The fact nobody really knows the future of real estate is just another (and probably the most important) reason to make sure you're ONLY buying a great deal(s) w/multiple exit strategies.. nobody wants to be stuck at the end holding the hot potato.

Awesome post by the way!!

Try looking in their car as a lot of people would suggest-- if they don't keep their car clean there is a good chance they won't keep your unit clean

Also.. You would be very surprised how much information people blurt out to Facebook, you can tell a lot about a person about how they act on social media.

Hope this helps at least some!

Awesome! "learning the ropes" is what i'm actively doing-- this can be done by sitting on the forums every waking second of your life and MOST helpful (for me) by listening to BP podcasts

hope that helps!?
