You should know from the second you close that you got a screaming deal. If deal A doesn't cash flow, walk... Cash flow from day 1 is essential imo

You said you've allotted 3 months for the project. Do you have a team in place already?

I saw hard money and credit card in the same post, sounds dangerous-- 

That all being said, I hope you crush it and make out great on your first deal!

Focus on what's important (yourself, family, and employees) and if you were not investing in your properties that leaves that door open for a slum lord, or anyone really who would would care less than you do!

I obviously don't know your entire story but are you car rehaber or a property rehaber?
