You should know from the second you close that you got a screaming deal. If deal A doesn't cash flow, walk... Cash flow from day 1 is essential imo

This is awesome! It's still so surprising to me why everyone isn't committing to a future in real estate when deals like these are seemingly everywhere 

You said you've allotted 3 months for the project. Do you have a team in place already?

I saw hard money and credit card in the same post, sounds dangerous-- 

That all being said, I hope you crush it and make out great on your first deal!  

I would definitely look into it more if you haven't already-- sounds pretty solid to me given all of the newer updates

If you think you can get it rented and can make sense of the numbers (which it sounds like you have!) then you've already answered your own questions ha

I obviously don't know your entire story but are you car rehaber or a property rehaber? 

Get rid of the distractions and fully commit to your goals and everything associated with fullfilling those goals and your potential :)
