Everything I have looked at in Austin right now for C class has been at about a 4 cap. It’s nuts.

They show a proforma with a potential 5 cap and up based on what the rents could be. I guess with inflation I am paying a premium to hang on to cash while I wait and see where this goes.

7 cap is definitely tertiary markets these days.
