Hello everyone, well I been on this site for quite some time now and I still can't seem to get it together but refuse to quit. I live in Staten Island Ny and its hard to find a local mentor or partner whose willing to take on a rookie. I know as much as I read in books but books only take you so far. I am seriously looking for tips on which approach I should take to flip a house if anyone is willing to give me some tips advice or even a local investor in ny or jersey willing to partner with me please reach out I need help , and I'm not afraid to ask everyone I do ask that I see is doing well don't really want to bother with the headache I guess and fill me in on tips and advice anything is appreciated please comment or send me a personal message !! This sounds correct .. house would be 525k mortgage lender said figure this is what i would need roughly for a conventional loan. Btw i am a first time home buyer ! He said 26k down for DP and another 20-25k in closing cost, does this sound right ? I see people spending way less then that and snagging houses ! I’m trying to get into the real estate investing world by purchasing my first home and renting out the basement, refinancing in a year and buying more property with the money i receive back. I have roughly 90k set aside for investing just want to go about it the correct way !! I’m located in Staten Island NY ! For anyone looking for a partner for the future for flips etc. i know some things but looking to learn more as well I’m all game !!!

@William Hollis I would like to at least do 2 deals this year if i could .. and then by year 3 be doing 3 deals a year if not more !

@Matt M. That is sweet !! Is it easy finding tenants out there ? I’m not too familiar with monthly rents Margin out there. Definitely does not seem like a bad idea at all !

@Nathan Crumback hey !! Appreciate the feedback yes i have savings set aside as well this is just what I’m willing to spend and put into use. I like the short term but i hear that there’s a lot of mistakes that can be made with that !! That’s why i look for partners if i can out here that has more experience then me maybe they would be willing to work together do a deal together or let me even tag along on a deal or project they are doing , long term doesn’t seem too bad tho.

@Jeff Schneider Sadly 120k Homes do not exist here. A 1 floor family home 2 bedroom bungalow can easily go for 200k it’s here here that’s why i am trying to venture out into other states but don’t know too much about it learning as i go along.
