I used my local county's appraiser website. They have a search feature where I can look up property holders by name (including trusts). When I found a property that was held by a trust I searched the trust by name using my county appraiser website and I was then able to view scanned documents that revealed the owner's name. As far as getting an up to date contact info I would google their name and the city you live in and hopefully that will give you some results.

@Josh Day I am from the Naples-Ft. Myers area and like others have said these areas are very seasonal. You may have a hard time renting out the unit during off season months and it may sit empty. There are a number of property management companies in the area that specialize in these vacation rental type properties. I'm sure they would be willing to show you examples of vacation rentals and what the numbers look like. Of course do your due diligence as some companies may try to inflate the numbers. Best of luck!

Thanks for that @Jon Holdman, my biggest concern for this property was purchasing it and finding out there would have to be costly modifications made just to rent the place out but by the sound of it since it is already constructed and I don't plan on doing a full gut rehab the property will more than likely not require costly modifications to be in compliance with city ordinances. I have verified that this property is zoned to have 4 dwellings so it seems there won't be any issues in regards to zoning. Thanks for the info, very, very helpful Jon.

Would this conversation be different if the property was purchased in 2011 and has not had any additions or modifications since then? In other words, did the current owner have to bring the property up to code since purchase given the property is currently being rented and has tenants in them right now?

Hey @Kristin Moore, I am also from the area and am looking for CPA to use in the near future. I listened to an episode of BP where they interviewed @Brandon Hall he is a real estate CPA. He is not located in FL but he may be a good option if you cannot find a local CPA. Hope that helps and please let me know who you decided to go with. I will need a CPA in the near future. Thanks!
