I have a non paying tenant. Gas service is in my name. She won't move, can't pay anything, and can't evict. Can I cancel the gas service or could I get in trouble for this?

I can't keep up with the all the changes for the eviction bans. Does anyone know what is currently going on? I have a tenant that has been unemployed pre covid and owes rent from March. I applied for the ERA but doesn't look like I am getting it. Any help would be much appreciated!

Hi all,
I'm needing some help I've been renting property for about 3 years and this week I accepted my first con artist into one of my apartments. I feel pretty embarrassed about foolish I was and how lightly I screened. The tenant was very likable right off. After her deposit, first month check, and direct deposit form all came back declined within a few days everything was becoming very clear.
Come to find out she signed the application and lease under her 14 year old daughters name. When I searched nothing came up and I thought all was good. Her deposit and 1st rent check was a gift from her "Mom", not actually her mom but her own real name. Had I searched this name in the first place I would have found more than enough info to stay far away from her. I tracked down a real former landlord of hers who had a pending criminal case against her.
I called her and let her know I knew she wasn't who she said she was which was very awkward for me I usually feel very uncomfortable with confrontation. Any way the conversation went like this
me: you have 24 hours to get out or I'll start the eviction process.
tenant: "thank you sir and hung up."
she tried calling back but i didnt pick up and then she texted where she should leave the keys. I told her on the counter. The next day I told her I would be picking up the keys at 7pm.
tenant: "I wont be able to get her big items out until the next day because of work."
me: you have until noon after that anything inside will be brought outside. She then responded
tenant: "well i dont think you can actually do that without an eviction notice but we will remove our things accordingly"
I'm not sure exactly what she meant by that but I responded: "actually eviction doesn't apply because you committed fraud on your application and lease which is null and void"
she had no response after that. I don't know if what I said is technically true, but my question is, is the tenant in this situation trespassing and am I allowed to reclaim my apartment without the eviction process and remove her belongings if she is still there.
Should I call the police and let them know what I'm doing?

Hi, I'm new to commercial investing and would love any feedback. I'm trying to get more exposure for a strip mall that my dad has and I want to make an aerial map of the location of it with labels/pop ups of other notable nearby businesses/streets. Does anybody know of any apps or software to create these types of map images.
I know google maps has this but I'm looking for something where I can add little logos of the businesses or customize and increase the font sizes of the labels.

@Marcia Maynard Thanks for your response. Do you know how it works out if I don't want to terminate the tenancy but just not participate with the S8 due to not being able to provide some of the information requested like my social security card?

Hello all, I'm seeking advice for a multi unit property. I inherited a high maintenance tenant. She pays on time but she recently asked me if I would accept section 8. I told her I would in order to continue receiving payments on time and avoiding the work of finding a new tenant . I made the necessary changes in order to pass the inspection, however aside from her high maintenance needs such as tightening a door knob she has requested a exterminator for her unit. I ordered a spray for her unit but she continued to have an issue with the insects and she called terminex on her own and they said they were bed bugs. I called the other tenanats and none of them said they were having insect issues.
So I'm really just wanting to get rid of her without breaking any rules. Would it be ok to tell her we are no longer going to accept her section 8? The section 8 is not finalized as I have not turned in my landlord paperwork information.
Any help, experience, thoughts would be much appreciated!
I don't know any contractors in your area. I know some contractors will ask for 50% down. I recently got screwed over on a flooring project with a contractor so I can pass along some lessons learned.
1. Always get everything in writing in DETAIL (no matter who you are dealing family, friends,referral strangers, ect.)
2. Tell them to give you a detailed time line of all the work to be done. (I feel like you should know what they plan on doing each day of the project and how long approximately each task should take)
3. Make sure materials that they supply or get are actually equal or lesser value of what you can get at the store.
4. If they ask for money upfront (50% down) and the other 50% when completed make sure that is the deal that they won't request any other money before completion is in writing. Do your best to be in a better position than them just incase you need to fire them.
5. Make sure that you are satisfied their work and if you are not they will fix it (in writing).
6. Get them to clean up their mess and trash.
