I don't have any experience in this field but a avid golfer. It's very hard to run a course. Very expensive with fixed costs (Water). Until this year it has been a dying industry. Def need deep pockets.

The right listing agent will help you get the maximum value out of the home more importantly that once you hire this person the job will be done right.

I suggest going to a firm with a big name in your local market with a great training program. See if you can work on a team and learn from the top agents in that brokerage. You want to piggyback off their listings by doing their open houses and meeting buyers and sellers. Don't worry about commission splits in the beginning you want exposure and training.

Not crazy at all. You had achieved your goal and had a lot of fun driving the Porsche. I did the same thing. Bought my dream car a e55 AMG decked it out w Brabus wheels. It was fun for a few weeks but it didn't give me the fulfillment I thought it would. Sold it 8 months later. As much as I love cars spending the money on other things brought me more joy. Its all about doing what makes you happy.

Markets change and price change with it. Sometimes people are making a mistake but at some point an investor has to recognize this is a shift in market price and sentiment. Remember all the people calling for tops 2017, 2018, 2019,2020?
Some investors might be happy with lower returns given the value of the dollar and what interest is paying in their checking account. There are certainly things sold that make me scratch my head but it is what it is. Value is worth what someone is willing to pay for it.

Golf.
Everything is on you to perform and be the best and win. You need a swing coach to teach you the fundamentals and perfect your trade and swing. This way you don't waste time learning how to do it on your own. U need your caddie like your realtor to help write offers for u. You need to adapt and change to the conditions on the course, wind, rain, hazards. When u get into trouble u need to be able to improvise and think yourself out of it. At the end of the day it's all on you to make it happen and win. There is no shortcut in golf like investing. It takes a tremendous amount of work, skill, and dedication. No one to blame but yourself if u don't succeed.

I invest in TX, but if I was in this position u described and lived in LA w $60k no properties and buying my first I would go AZ. Closer to LA.

I keep renting, take the $60k and buy a rental in Arizona.
