@Michael Chua you saved $500 every mont..so now you have a down deposit for any property? how long did u save for and how are you buying the property. If I were u I wouldn't want to spend money on a rather new house because to get rental from it doesn't pay too much.. instead try buying a foreclosed single family house then rented out. Usually cheaper houses are better for rental income. and new houses are either to live or to sell

I did @Mark Callazzo   They told me the details on the tenant..its a section 8 and will be waiting on the voucher....  which takes 3 weeks or so as I was told. I was also told they were going to send me the copy of the lease and everfything else. I guess I'm just being impatient. That block in Newark is actually hard to rent out ..because I didn't know the area was so bad. but they finally got someone who has section 8 and I guess that's a diff process and may take longer than reg tenants.

@Edward Moses you should put them on blast bro. That property management shouldn't be managing places if they cant provide what they say. I also had a horrible experience with a property mgr in broad st Trenton nj. I think it was called extra property management. They sucked big time. I bought a property in February this year...  to make the long story short, they sold me the property promised me they would manage it..months and months later..it was still a sht hole and they would lie saying they were working on it..blah blah blah. nothing ever happened..but worst of all they would never ever pick up the phone or get back to you. I feel like I got suckered and got nobody to blame except me for not doing my research.  If anyone knows extra property mgmt., please tell them Frederick said hello and also tell them IF THEY HAVE SO MUCH WORK AND ALOT OF CLIENTS OR BUSY ALL THE TIME..WHY NOT BE UP FRONT AND SAY NO I CANT MANAGE YOUR PLACE INSTEAD OF WASTING MY TIME!   do your research guys..thanks.

@Stephen Chatto you seem to be very knowledgable about Trenton. Ive dealt with some property managers in south broad st...which seem where a few are..but they all suck! I bought a property like 6 months ago, and thought Extra property mgmt. on Broad st. could've run it, but all they did was talk a good one, and not produce the outcomes I was looking for, never returned by phone calls back and said they were getting in contact with the city and this and that...but nothing ever panned out.  I sold the property already and now live in California. To ALL people that want to invest in TRENTON, NJ ...Stephen is right...save yourself a headache and get yourself a property mgmt...but FIRST...BE SURE TO CHECK THEM OUT..ask for references..talk to people that they have managed before and do a google search and check reviews on them. That was something I should've done this year when I bought my property in February this year. I have about 13 properties now in different states.. but I could say that Trenton was the worst management..and I only have myself to blame for not doing my research. Good luck guys! and remember...talk to REAL people and do your homework before investing in Trenton. don't get fooled by a smile..and yes yes yes just so you can sign the papers and then get trapped.

Good morning guys.. Love the site. Today is my first day..  

Im a new investor, who bought a property about 8 months ago. Have a new property manager since the house is about 1 hour away... Had to get rid of the previous property managers since they never answerred their phone or gave me updates or even fix the house as they promised. Anwyay, about 2 weeks ago, my property manager called me and said they have a new tenant..gave me some numbers and said they would email me the lease. Since im a beginner...MY question is..  Do i get the first month security or any of that? when will I expect my first rental check..  4 weeks? 6 weeks? and do they all come in at the same time? Whats a voucher? I would just like to know whats next after the property mgr told me..OK we got a tenant for you.  and how long does the process take before i see anything via email or snail mail like copy of lease if thats what im supposed to get.

The house i bought was about 45k...and 15 to rehab in NEW JERSEY. As i understand a wise investment if to get rental income instead of selling in that area.
