I have several offers in right now for multiple flips. Getting the ARV and reno costs is definitely the most critical. For the first, you have access to the MLS, which should making it easier to look up. For the second, just be sure to walk it with your GC so you have an accurate bid, and leave plenty of wiggle room in the budget. Good luck!

Why not put your mom in your unit, but be clear that it will be with her as a tenant, and have her pay rent. 

If you want to be generous, make it a blow market rent. You still get more cash flow, you give your mother a place to live at a good rate, AND, you get to be close to your mother (if you want that).

@David Sweeney what markets are you primarily in? I know I worked with a realtor before that only worked in whatcom county, and didn't go into skagit at all. The one i'm working with now does whatcom, skagit, and island.
