By all means, spend some time with your attorney. You need to both learn the differences in various types of deeds and get to the bottom of the title on the properties you are liking at. Good luck.

Crowdfunding may be a good option for you. If want to go the do-it-yourself route, start by meeting with an attorney who does real estate syndications. It's not as easy as it sounds and can land you in very hot water if it is not done according to all of the rules and regulations. Good luck.

We looked at one that was going to cost several hundred dollars, but could not justify the expense. We made do with a variation that was not our first choice, but that works just fine. Good luck.

The HOA docs may contain a provision that allows the HOA to pass along its legal fees. This particular HOA may also routinely have its lawyer respond to lien inquiries. That wouldn't be surprising, since HOA officers are typically not compensated and tend to come and go each year.
