Investor here. Not a realtor. We would never ask our realtor to cut her commission. We want her to be successful, so that she can continue to help us be successful. Everyone has his or her own approach, but we do not think it is a good business practice to squeeze the professional service members of our team on their fees.

Five years is the longest commercial loan term that we see in our area. Down payment percentages start at 25%, but the interest rates are usually better if the down payment is 40% or more. Good luck.
