Hello Carlos! I'll admit, I didn't read the whole thread here, but one thing I noticed is the VA loan.
I'd double check, but I'm not sure you can buy an 'investment only' property with the VA loans, I think you need to occupy it.
Granted, if you live close to the state line and plan on living there, forget all of this..

That's awesome you've already been looking around for properties, but take Rodney's advice, being far away from "hip area's" can turn a good deal in to a dud..

@Aaron Smith are you familiar with the area in Covington where the property is located? Sometimes that area can be sort of 'hit or miss'..
Price seems good, but I'd be looking in to the area in more detail..
(image from Trulia, not the best, but gives you an idea of what I mean)
How bad is "rough part of town" and how involved is the "need a lot of rehab"
..that will dictate your numbers (https://www.biggerpockets.com/buy-and-hold-calcula...)
and the numbers will tell you if its a good deal or not.

Seller financing would still be an attractive option for the buyer if you position a deal that benefits both parties.
Although, your agent has a point, but just like any property, you've got to do the legwork to to make sure it's a good deal.
