..just my 2 cents, but why put the contingency, "a seasoned real estate investor who gets the majority of their income from investing"..?
I mean, you're basically asking someone, who presumably already has a 'system' working for them to share it with you.. for nothing. (What can you offer the investor to make the deal more equitable for them?) I understand you want to 'learn' from someone who 'knows' the business, but why not work directly with other wholesalers? (your profile says wholesaler, that's why I said that)
An individual investor (established or not) would more than likely go about their investing differently than a wholesaler.. ya know..??
So, that's totally more than 2 cents, but hopefully it makes sense to you..

..yes, some (maybe most??) would require you to have some "skin in the game", ie. a down payment.. also, they might charge points upfront..
The biggest complaint I've seen (on BP at least) is that HM lenders won't 'approve' the house you're wanting to buy, and it ends up costing you an 'appraisal fee' or something..
My biggest advice when looking for HM Lenders is DO YOUR HOMEWORK !! Get references & talk to people that have used the lender your talking to.. (and when you think its done, just like in school, double check it.. there are, unfortunately, people trying to screw others over..)
