I'd love to pick your brains about investing in the Columbus, Georgia area. We're thinking about starting our out-of-state investment journey from there. The market seems affordable and AirDNA number look good on for short-term rental. I would like to hear feedback/input from experts regarding any potential red flags.

Hello everyone,
I own a single-family rental property located in the Rocklin area with the zip code 95677. It has been occupied by tenants for a few years now and it cashflow but not by a lot. Lately, I've been contemplating the idea of venturing into the short-term rental market and I'm considering whether converting this property could be a good start. I've checked out Airbnb listings in my area but only found a few listing. Roseville does has a lot of more listing tho. I also look at data from AirDNA but I'm uncertain about its accuracy for my area.
As this would be my first time doing short-term rental, I would like to gather insights and feedback from the community at BiggerPockets, those who own properties in my area. Since I don't live in Sacramento, I'm curious about the demand for Airbnb in my area. Any guidance or experiences you can share would be greatly appreciated.

Hello Everyone,
I purchased a house in Sacramento with an agent. I looked over all of the documents before purchasing and i didn't see anything unusual. I just received property tax from the city and i was shock when i saw the amount. It was very high. When I look into it, I found out that city is charging me unusual fees which seems to be from previous owner. I thought escrow should look into these and take care of them. I am not quite happy that i have to paid for fees plus all the penalties that comes with it. Is this normal? Is there anything I could do to avoid this? I am planning to call the city tomorrow but I would like to get feedback from you guys first. I would like to educate myself before talking with them. Thanks in advance!
They are the charges that showed up on property tax. Shouldn't these paid by previous owner?

Should I meet them face to face and bring them over to our property? I read a few articles online but would like to hear from you guys.

Hello Everyone,
We are very close to closing our very first SFH investment house in Sacramento. So, our next step is to look for property manager to hand it to.
We are planning to setup a few interviews with them but this is going to be our first property so quite sure what to look for and compare. Feel free to recommend any manager or company. I would like to chat with as much as I possibly can. I would like them to take care of pretty much everything since I live 3 hours away from the property.

Hello everyone,
I recently purchased SFH as a primary. My goal is to rent the whole house and get some cash flow. I won't be living in that house. What type of insurance should I purchase for my property? Home owner insurance is not enough correct? Should I buy landlord insurance or Homeowner insurance + renter insurance? I am totally new to this so please forgive me if I asked very simple question.
