Nope. I simply got the property under contract and sold that contract to a cash buyer for a profit.

Brian Gibbons so basically you say that when its time to purchase, you can essentially do a wholesale where you assign your rights to the end buyer. But what if the end buyer is a conventional or fha mortgage? I thought of doing a sandwich lease option where basically I lease option a property from the seller and then I list it on the mls to an end buyer who is willing to pay more. How would my fee or spread stay protected and go to me?

Check the fileplace. Or PM me and I'll send you mine. It's a Florida contract but it should work everywhere. Remember, the JV agreement doesn't have to be 50/50. It can be whatever you write in your contract.

Crystal Chang I'd love to know what list you mailed to and what the postcard said. Honestly though I believe it's about your point of attraction when sending out mailers. When you use the law of attraction to get your deals, things work magically. You get unusual response rates and stellar deal rates, even as a "newbie". Good job Crystal and I hope you can keep us updated with your progress and success. I think we'd all love to enjoy it all with you, even if vicariously!

Also I am a naturally paranoid person. I can't have even an ounce of chance that a person might cut me out of a deal. Get your own deals so you won't be paranoid.

I bought this course for $67 in November of 2014. It was the catalyst to my journey in RE. When i bought it, it was informative. Meaning I got enough info to jump out and start doing deals. Unfortunately, when I learned of BP a month later and looked through forums etc you find that selling other people's deals (daisy chain) is SO unattractive in your buyers eyes. This is because RE is a small world. Buyers already saw your re-advertised property the first time and if you pitch them again, you've instantly lost credibility. This is why I chose to be the wholesaler and get my own deals through my own marketing. I've seen this get mentioned a few times recently (arbitrage wholesaling by joe McCall) and will say yes, it does work, BUT you have to literally be PARTNERING with your wholesaler AND have an idea of what a deal really is. You pitch an ugly deal, there goes your credibility again. The reason this works for Justin and others is because they already have a cash buyer following who TRUST them and their deals. Their cash buyers listen. If you're new, im gonna google the hell out of this and if I find someone else selling it (especially if they offer it lower than you) I'm throwing away your email. If you want to make this work, find a newbie who is just starting their marketing and offer to find a buyer for them and split the fee 50/50 or 75 original wholesaler/25 you. That way you can start doing deals with no money and build up your cash buyer list. Overall though the course was pretty good for $67. I got the basic info I needed to get started as a wholesaler. I recommend it.

alright I'm back for an update!

My first mailing to list size of 1028 Owner Occupied using zip letters and a standard "I want to buy your house" yielded 2.15% response rate and resulted in one deal that should've netted me $20k but I lowered my price for my investor buyer and was supposed to then net $12.5k but I paid my sellers closing costs so I ended up netting $10,050 today because we finally closed the deal today! My very first deal :D. (add that buyer pays all closing costs to your contracts!!)

That same month I mailed 957 zip letters with a 45% offer in it based on the estimated ARV (using zillow). It got me the highest response at 4%. I got one deal out of it that should've netted $10k but I JV'd with another wholesaler and we split the fee. So I will net $5k when I finally closes on June 5. Although I did almost have another deal from that mailing but the seller decided to give it to her daughter instead last minute.

That same month I mailed 1000 bandit sign postcards (got 8 calls for a 1.3% response rate) to the vacant seller list from Kent Clothier and almost got one deal but i decided to not touch it. Honestly I know I could've gotten that deal (seller lived in PA) but he needed the money from his home to help pay for his Cancer treatment so I decided I don't want to toy with this one. It's a serious situation and I wanted him to get as much money as he could from the sale by using a realtor. Btw, this list is honestly pretty darn good. I recently mailed the second batch and I got a HUGE response from this list. Everyone wanted to sell but they just want retail. Got quite a few really good leads though but I'm still a newbie so creative finance deals need to be researched a little more before I can close more deals. Update on the second mailing response coming soon.

So basically PatLive has been working wonders. They answer and I call them back equipped with a price in mind on their property. Definitely recommend them. Also, Vumber is working darn good too.

I'm going to learn how to do Lease Options so I can close way more deals. Update coming soon. Good luck everyone!

In My Humble Opinion: Remote wholesaling is possible and a lot easier to do than I thought. Boots on the ground: use wegolook.com (about $100) to get pics of the property and make sure the property actually exists. After you've done a few deals in your target area, hire a guy or realtor to take your pics for you. Contract Signing: they can easily be signed with e-sign services (like cudasign) directly from your email to the sellers. Or you can just mail it out and they mail it back. Finding buyers: Find the top 2-3 wholesalers in your area. I recommend using someone from BP since 1) they won't want to damage their reputation here on the site and 2) they know how this wholesaling thing goes. Offer them a piece of the pie to find you a buyer. For example, if the wholesale fee is $10k, say hey I have a property for you that will net you $2500 or $5k (depends on how much you spent on marketing). Sign a contract with the wholesaler(s). First one to bring a buyer wins. Your jv wholesaler will schedule the viewings with their buyers and and show the property for you. Your jv wholesaler knows the best title company to use in the area. Don't worry they can't "steal" the property if you have a legit contract with the seller and enough time to shop it and close it (45 days is all my contracts). I know all this because I did a deal here in Florida recently that was about 30 mins away from me, my seller mailed me their signed contract. I drove to get the photos (but easily could've hired the service wegolook), then I found a jv partner who went with her buyer to the property (I wasn't there I simply scheduled it with my seller over the phone and they showed up) and we had it under contract with my jv's buyer and were ready to start closing process in 24 hours. I only went to the property once and i didn't even NEED to. Now I plan on using her to sell ALL my properties. All I need is my phone and my laptop. It can be done and it can be done effing easily.
