Hey BP. I'm living in an area of rapid residential and commercial growth. I'm eyeing several distressed commercial lots that are in close proximity of 1) a prominent neighborhood in town and 2) new build town houses that are attracting demographics that would perfectly suit placing a starbucks or Caribou Coffee. Any help with how I should analyze making offers on some of these properties/lots? Also, has anyone done land lease deal where a tenant like them builds on top and signs a 20+ year lease?

How long did you have the property before refi? Do you recommend any banks for early refi under a year? Looks great....Cheers!

Hey BP,
I'm based in Durham, NC and have came across a few properties that are REO's but not listed or have an agent attached. Can anyone offer me some help in getting the ball rolling so I can send out some offers.
More importantly, I'm looking to take on 6+ rehabs this year and would like to establish an ongoing relationship with an REO agent who can send me a high volume of deals to take on.

Hi Elizabeth,
I would recommend @Jonathan Taylor Smith. I've met with him and he helped me a lot with getting acclimated in the area. Not sure if you're looking for buy and holds or fix and flips but he has taught me about some interesting deal structuring for both.

Hey BP,
I came across a home in Greensboro NC and have a buyer ready to move on it. I'm looking for a wholesaler friendly title company or real estate attorney. I'd rather not have the Seller see how much profit I'll be making on this deal.
