Hello Experts,

I like a property that I want to buy. Property has the returns + value add that meets my goals. 

However i am short of half of the downpayment to make its 70:30 LTV. Understand I can't afford this on my own but still want to see if anyone has any creative advise. I do not want to partner but rather willing to pay higher interest on borrowed funds.

I have a tenant who is always 2-3 weeks late in her rent. It is more of an habbit than hardship. Her lease still has 8 months in it. What are my rights to serve her notice to move out or i have to live with it until end of her lease?

Hello Fellow investors, I want to implement RUBS in my 5 unit property. What do I need my tenants sign in lease addendum so i can charge them back Sewage and water bills. I have following initialed by my tenants:

1.5 UTILITIES

Resident shall pay for all utilities, services and charges, if any, made payable by or based upon occupancy of Resident, except as listed in addendum as “utilities included”.

Resident shall have all utilities connected at all times during the tenancy. Disconnection of utilities for non-payment is a material violation of this agreement.

Resident shall not use common area utilities (such as water or electricity) for the Resident's personal use, without prior written permission from the Owner/Agent.

I found out from fire report that fire was caused by tenant leaving the stove on. Is it possible to kick the tenant out or what my rights for the tenant?  I figured tenant was lying about the start of the fire.

@David Cruice thx. Got my insurance involved they are going all out to figure this out. My property manager recently renewed his lease, is there anyway I can let him go before lease term?

One of my tenant in Sacramento had fire in the kitchen. He says previous owner gave him extension cord that started fire. Dont believe him. He put down the fire and called fire department 5 (approx) later. Kitchen and appliances has damage. Fire department says it not habitable and we need do fire remediation. Initial estimate remediation : $4800. + Repairs another $4800. Is it worth to involve my insurance company especially they are asking asbestos testing etc. Property is a 1950's built and possiblity is there they will find such material. my insurance deductible is $5000 Manu thanks for your response, Gary
