Do you have any recommendation of pest control companies in Sacramento area? Pest control companies asking for $75/visit every other month. I am first time owner so don't really know what is the norm in here?

Do you recommend doing pest control in rental units internal and external as responsibility of owner or tenant ? My tenant has some issues with cockroaches in his storage space.

Thanks all for the responses. 

One additional detail I missed mentioning that in #2 option, I will open additional separate personal account for my mortgage payments etc. I will withdraw set amount from my joint account with PM. So i will have two accounts in this case. One, joint with PM and Second, my personal account. 

With this information do any of yours recommendations change?

I am closing soon on my first rental property, I will be using a property manger to manage my property. Property Manager have two option on how to have operating account.

1. To have a trust account with property manager as operating account, property manager will deposit check in my bank accoint once a month minus bills and his percentage.

2.  I add property manager as authorized user to my bank account and property manager will operate though my account. 

Can you please suggest which one you suggest a preferable way?

Hi Fellows, I am purchasing a 5 unit property 2 hours away from my home. It is in a good school district and has stable tenants. Shall I manage this property myself or hire a property manager? Will appreciate your expert advise.

It is 1950s property and will need some regular repairs. Not completely sure on math but I will have $6,300 coming in as rent and fixed expenses of $4,000 covering debt services and other expenses.

property is close to elementary school and have mostly single family homes around.

Property is in a old Roseville, decent school district. It is a 60 years old property so it does need some fixing. Expense of about $3k. 

currently units are rented at $1200 (not upgraded) x 3 + $1400 (upgraded) x 1 + $1300 (upgraded) x 1

I put in 30% $232,500 and mortgage payment of around $2800.

property taxes are 1.02% ($7905 annually) and insurance I have not figured out yet
