Ask them draw up a roommates contract and attach it to the lease as an addendum. This won't be legal. However it still can be helpful.

If Tenant retains possession of premises after the expiration date of the lease without Landlord’s written consent, a fee of seventy dollars ($70.00) per day shall be imposed until possession is returned to Landlord. (2) If Tenant hands possession to Landlord with the rental property extremely dirty, the holding over rental charge of seventy dollars ($70.00) per day shall be charged against Tenants deposit while professional vendors clean the rental unit.

In the past tenants are SO worry about the security deposit deductions they work hard to leave the rental unit in a decent condition. So why I am shocked, is these tenants don't care about anything.

Upon my pre inspection I noted the fifthly condition. I requested a list of cleaning to be accomplished before the end of the month. The tenant informed me they have no intention to clean.
I realize I can deduct charges from the security deposit. However I am upset about the days/time it will take to clean the rental unit. The new renters won't pay rent until the time the rental unit is clean.
I should change my lease so I can be better prepared for this. Any suggestions?

I suggest you don't supply these. What I tell my renters about the refrigerator is: "The last renter left this behind. I guess it works, I don't know. You are welcome to use it, however if it fails to work, I won't fix it". The more appliances, the more costs to maintain them. All you need to worry about is what your competitors offer. If 75% of the homes in your area have no washer and dryer, don't install them.

It is human nature. Some folks are worth removing ASAP. Just replace a tenant with another. Life is too short to listen to all the issues that are not real (at least most of them). Some folks are drama and others are not. I have my list of profiles I avoid.

You might try https://calendly.com/ it is free. This way you can schedule pre screen telephone calls. Folks that won't have the patience for this won't be good tenants.
