I am guessing the renters get frustrated with the new on-boarding issues. Do you need to help them or can they proceed without your help?

 I noticed many tenants like a refrigerator. I just bought a used one from craigslist. I tell the tenant that this refrigerator is not included with the leases since the last tenant just left it there upon leaving. They are welcome to use it, but when it breaks it is their responsibility to replace it. I explain they have an option to bring their own refrigerator and store the one supplied in the garage.

Or some software packages take out the guesswork, and do it all for you just perfectly, with backed in business rules!

This is many times the problem with a 4br house. I only buy 3br houses. Sooner or latter you will have this problem again.

Don't use "texts' to communicate to renters! Only communication that can be supported by the courts.

Few services provide for this interaction as they need a signature from the applicant before the credit is checked to fulfill FCRA laws.

 $50 is a huge amount.
