I am guessing the renters get frustrated with the new on-boarding issues. Do you need to help them or can they proceed without your help?

I noticed many tenants like a refrigerator. I just bought a used one from craigslist. I tell the tenant that this refrigerator is not included with the leases since the last tenant just left it there upon leaving. They are welcome to use it, but when it breaks it is their responsibility to replace it. I explain they have an option to bring their own refrigerator and store the one supplied in the garage.

Or some software packages take out the guesswork, and do it all for you just perfectly, with backed in business rules!

This is many times the problem with a 4br house. I only buy 3br houses. Sooner or latter you will have this problem again.

Don't use "texts' to communicate to renters! Only communication that can be supported by the courts.

Hello All,
Was searching online but haven't seen a recent thread/post in a while on this and since these services change often would love to hear what you use when screening tenants.
Ideal features:
- Credit report (preferably of an actual credit bureau)
- Criminal check
- Eviction check
- Option for me to fill in the tenant's data myself (many residents around this area are more comfortable with paper / phone than using the internet.)
- Preferably $35 or less (so I'm not charging potential residents an arm and a leg)
Services I've heard of but have yet to try:
- Cozy.co <-- No ability for me to enter the tenant's data
- Houserie <-- This one seems promising. Do people trust this?
- On-site.com <-- Referred by a local but $40 for everything these days.
- Transunion / Experian service <-- Seems to require tenants to fill out form
Many thanks in advance for any advice in this realm!
Alice
Let me comment on this:"

"
Few services provide for this interaction as they need a signature from the applicant before the credit is checked to fulfill FCRA laws.

Dwolla and Venmo - don't do it!

I require a completed application prior to showing any of my units.
$50 is a huge amount.
