It may not be so easy. There are wear and tear laws. Living in the home for 12 years, may mean these are your costs not theirs. Research your state laws.

Your lease is missing a stay-over clause. A clause that assesses a daily charge to stay-overs. You do this as these situation occur occasionally. The daily charge should be high enough to encourage using a hotel as a cheaper option.

FCRA forces landlords to seek investigation that has unreasonable costs and rules. Those costs must be borne by the consumer that FCRA protects.

My question, is there a online property management software that will not only do tenant screening and rent collection, but will syndicate listings across multiple platforms? I would love to post on one website and have it show up everywhere. I think Buildium does this, but at $60/month it does not make sense at this time.
