Mobile security is not as advertised. New bank apps, have long terms an conditions to place you the user liable for loss of funds via hackers. I would not use mobile platforms yet.

Seems like you use many bank accounts to segregate financial data for your rental business. Why not use an accounting system designed for rental properties?

Recently I have thought about a flat late fee a bit smaller, and a daily charge thereafter. As a late renter who incurs a late fee, might have little incentive after the late fee date has been crossed. If this fee gets more expensive over time the pressure is still on.

I always pre screen them on the telephone. Some interested parties are not worth the property visit. And some scheduled property visits will be no shows.
