Email with leads does not work well. For pre screening, only phone calls work.
I really don't know why, but don't waste your leads and wait for them the email you back.

I want my tenant out. Communication is broken and she has moved in dogs. My lease has a no pet clause and a language for $5 a day damages for animals that have entered the home without written authorization.
I gave a 3 day notice correctly on the door. Took pictures. She has breached the lease. I have sent two warnings previously, and have pictures of the breach.
Two weeks earlier I sent a sixty day notice to quit the lease correctly. My lease with her has a sixty day notice clause to break the lease by either party with the correct notice. She received the sixty day notice and is furious. This is what broke the communication down.
I posted on the door a 24 hour notice to enter and inspect the property. She refuses to let me enter.

Why is this different than a bounced check?
Are you saying no tenant can give you a check and when you deposit it, the bank returns it since there is not sufficient funds?

Thanks for this discussion. Many folks communicate their point of view.
When you run a rental business you set aside reserves for appliances, carpet, roofs and HVAC replacements. This is not a small amount of money that dampness your cash flow.
However, if no major issues occur during your ownership and you decide to sell every six years when the market is peaking, those reserves can be re captured and the rental business cash flow increases considerably.

Quickbooks is way overkill. No landlord should be "forced" to learn a "debit" and "credit", chart of accounts as well as complex posts in journals.

I spoke with a Landlord yesterday. He had nine SFR's and he is selling. He sold six so far. He said this is a market high and he is cashing out. I asked him how long he had these and he said some ten years, some less. I asked him what will he do now? He said wait for the next market low and buy again.

Once they are in the unit, by legal entry or other wise and sleep just one night, they are not a police matter anymore. Unless you have video (or third party witness) of the break in.
The police deem a sleep over the legal border of their jurisdiction.
Then the legal jurisdiction becomes the court problem.

Better loose another months rent, then to let a tenant in your rental that NEVER pays you a dime.
