@Molly Krief I think people mentioned some great tips but also I would question, how are you presenting the deal to the hard money lender? I've given my HML guy a package with all the info straight from MLS as well as a scope of all the work that needs to be completed and it looks very professional and very clean. Even though I'm new, my HML notices that I have a good quality of work (even if it's little things like that) and he is willing to work with me. Hate to say it but yes, even spelling can turn away a HML. Real estate investing is sort of the Wild West and the more professional you are, the more willing people are to do business with you.

@J Scott that blew my mind away... To be honest the only flipping show that I can tolerate is This Old House. I feel like it's actually educational and doesn't have all the drama like in all the other shows. Either way, I hope you can find something that is not as crazy as you were describing. I am sure the goal was to create something that was educational and not Hollywood garbage lol.

@Robert Crozier welcome to BP! It's good that you have a lot of construction experience, it will really come in handy while flipping. I am getting starting in flipping to and I think that the construction side is one of my weaknesses. Anyhow, glad to see another Maryland investor and best of luck!

@Mike V. I am planning on using this company called truplace. I learned about them at my brokers office and they not only take quality pictures but they also do interactive floor plans (the ones that show the picture while your mouse hovers over the different rooms) and also virtual tours. A lot of people in my office use them and I think they are worth every penny. (usually around 250-350)

@Sean Cutt as @Evan Roberts mentioned there are a lot of costs associated with being and agent... You typically have to join your local board of realtors which could be a couple hundred a year, you will also need MLS access which is another couple hundred dollars a year and then you have all these other little things like errors and omissions insurance, desk fees etc etc.... Plan to spend anywhere from 2-5 thousand just to get started.
