Anyone know a good insurance company that does builders policy for rehabs? The policy we are using for the rehab is going to expire soon and they want $800 to renew it for 3 months. We already did $800 for the first two months....

@Thomas K. welcome to BP! May I suggest going to the local meetups. There are thousands upon thousands of agents in Maryland and maybe only 1% of those know about real estate investing. However, if you go to the meetups, you can usually spot some of the 1% :)

PS: Do note that just as you would vet a good investor agent, that same investor agent will probably want to also vet you and make sure that you are a serious buyer and not some random guy that is trying his luck at the "get rich quick" real estate scheme. I'd recommend to have a game plan in regards to what type of properties you are looking for, what type of budget you have in mind and also what type of financing you will be using.

@Johanna Anderson I hate to keep adding to everyone else's comments. I'm sure at this point you are looking for a solution and not another problem. I do admire your effort but I think that based on your situation, that house is too much. Maybe you could look at other areas or houses that maybe at a lower price point. If not, maybe you could negotiate a lower price point for that house and do some sort of subject-to in which you assume the persons payments. I know it's a lot of what if's but if you want the house so bad, I would try to do that. Just remember one thing, there will always be another deal. Good luck and hope things work out!
