@David White Write a letter or see if you can find out any details about the owner such as phone number. You'd be surprised at the power of google lol

@Terry Free Welcome to BP! First off, I want to mention that I too am a newbie and I have always been able to find all the information I have ever needed on BP without having to pay anything (I only did the upgraded membership to use some of the cool tools the have here). Second, if you haven't done so already, joining any of the meetups or REIA are a great way to start getting involved and learning about your local market. Anyhow, best of luck and feel free to message me with any questions.

oh also forgot... If you use the deposit to pay for the vacancy and repairs then make sure you send them an invoice for the cost within 45 days. (needless to say, I am not an attorney and this is not legal advice but just a comment from my experience)

@Jarred Sleeth I think @Russell Brazil and @Nicole A. pretty much covered it. I actually had the same situation happen to me and my attorney said it was ok to enter the property and get it rent ready again. What I did end up doing was texting the guys and asking them if the vacated the property. Surprisingly they admitted they did and gave me some drawn out excuse but at least I have something in writing just in case.

@William Watson welcome to BP. I think investing long distance and in an unfamiliar market might be tricky.I would recommend you look into Lisa Phillips. She invests in Baltimore but is from NoVA. She is on one of the podcasts and has her own website too. best of luck and let me know if you have any questions!

@Michael Clippinger welcome to BP. I think everyone covered most of it. I would only add that you should look into Lisa Phillips. She invests in Baltimore but is from NoVA. She is on one of the podcasts and has her own website too.

@Steven Colella welcome to BP! I too am new and am currently doing the pre-licencing course to become an agent. I think choosing a broker also depends on what type of agent you want to be. Most people want a broker that will offer tons of training in order to be a good salesperson. In my case I just want to hang my license somewhere and get the MLS access. @Russell Brazil is an investor agent and might be able to give some better insight. Either way, good luck investing!
