@Mike Bryant where do you get your inherited list from? I head about this also at a BP meetup in NYC that I attended yesterday and hear good things about them. This is different from probate leads correct and the new homeowners are past the legal process?

Also, who are using for your postcards? We have been using yellow letters and transitioning to postcards for the same reasons you mentioned.

@David Jackson Hi David, a few more questions if you don’t mind.

I had to log back on, your story really distracted me yesterday after reading it, in a good way of course!

Here are my questions:

What was your vm greeting if you don’t mind sharing?

What was your monthly call back %?

Did you also call back numbers captured on Google voice that did not leave you a voice mail?

How did you finance the deals you decided not to wholesale? It appears you’re beyond the conventional financing limits from your previous acquisitions if you used traditional financing.

@Jerry Puckett is a great partner and also helped get us started back in Aug, we discontinued the campaign for Dec as we felt it was not wise to invest in mailings for that month. Our call back % was also declining month over month and we got more dirt then gold.

We are planning to test this same list we have with postcards and add about 500 more to our list from a different market. We believe that could have been part of our problem and should have done more due diligence in the markets we chose to market to. We did use the same list criteria as well as the same resources, google voice, scripts, Jerry’s system etc.

Our goal is to have at least the campaign pay for itself through our first least one wholesale deal and provide working capital to increase our mail drop. That is still our objective and even though we have not made a penny, we are motivated and committed to seeing it through. The hardest part is writing the check every month without seeing the first deal come in. It can get very discouraging and hard sale to the spouses. lol

Has anyone here used them for direct mail services? It also appears to be linked/promoted by Sean Terry's Flip2Freedom academy, but you can create an account and have an order fulfilled whether or not you are part of Sean's program.

Very aggressive pricing and variety of templates. I figured I check in before I proceed with an order.

@Tony Cavalli It serves its purpose and good data so far. I would like to transition to something more cost effective. I have used it the last 60 days here in NJ and has worked well for us.

Greetings Gentlemen and Happy New Year. You seem like a great bunch of guys to network with locally and lever our resources. My brother and I are on the wholesale side and heavily invested in direct marketing in parts of Essex and Union County. We are ramping up a new campaign and expanding our territories for 2014.

Fantastic thread! I just put my first HUD offer in and fingers crossed for acceptance. I have been plotting out next steps and have transactional funding in place, but would love to reduce this expense. It sounds like one title company is the way to go here to accommodate this.
