Also another thing to consider with being a foreign investor not residing in the US, if you have an LLC that's formed here in the specific state you own property in then it shouldn't be an issue. As far as the properties under $75k, it's difficult to find lenders but they're out there, usually have a minimum fee that they'll charge instead of a normal point fee schedule. @Ben McMahon Why not get a HML on one of those properties for a temporary solution for 12-24 months? A cash out refi at 75% LTV might alleviate some of your issues right now.

First off for him to not want to pay any points will decrease your ability to find someone by about 99%. The only way I can see it possibly happening is if he finds an equity partner and they pay for everything or if he brings a large down payment to the table. Find out if he has any cash to bring to the deal, 3 weeks is pushing it, too. If he has 25 years experience he should know how difficult it will be to find that deal and would expect to bring collateral or cash to the table on a $1.1M loan request.

Depending on the size of the loan, experience, credit, the deal itself, it would be the normal 12-24 months at 11.99 or 9.99% with no PPP and 2-4 points.
