@Anthony Wick we charge a 500 non-refundable pet fee. We limit to two small-med sized dogs and no other pets. It's worked great for us and nobody even blinks an eye at the fee.

@Danielle McClelland, great question! My wife and I are 36 and are just getting started. We have one rental and are working on number two. Our goal is to replace one of our incomes before we are 45. Good luck and happy investing!

@Anthony Gayden I also like that Dave Ramsey follows that up with "it's a tax on the poor, so we can send middle class kids to college for free."... its Sad, but true

@Tom R. I'm with the poor and stupid tax camp.. I've only ever purchased one lottery ticket in my whole life.. And I didn't win.. that was enough for me.

@Matthew McNeil Right!? I also had to learn those lessons the hard way. Now if the prospective tenant doesn't check all the boxes it's a no... No matter what sob story they have.

@Jim K. Trust me, no one was more surprised than I was when I saw the landscaping bill. They asked for my permission to add some landscaping to the yard. I said sure as I approved it first. I'm not sure why they spent so much but I'm not going to complain.
As for why they made the offer? I'm not sure, it wasn't something I expected.

@Anthony Wick, you're right I should have added some numbers for perspective. Currently my all in expenses including capex, maintenance, and lawn are 1870 a month.

@Jason Hirko you are correct about that. I certainly don't think they want to move. Like I said, they just put 1500 into landscaping on their own. That's not something someone who's planning on moving does. On the flip side, I know they have the means to easily move if they wanted to. I could def play hardball and most likely get another year lease signed at 2800.
