I thought this was something kind of fun that BP members would appreciate. My wife and I are currently traveling the country in our RV full-time. If you read my profile and new member post you'll get a little more information about that. Anyways, we are out in California at the moment and the company my wife is working for rented us a house here because there were no RV parks available. So basically our home on wheels was going to sit in storage for the six months we were here. Enter RV renting!
Now RV renting has been around for a long time. I'm not reinventing the wheel or anything. But renting an RV is much like renting out a house. You have an application process, screening, a lease agreement, walkthroughs, insurance, and all sorts of little ins and outs! Its actually probably a little more detailed considering how many moving parts there are in an RV. Not to mention its a home on wheels that hurtles down the highway at 60mph. Anyways, we just had our first renter pick up the RV and head out on an adventure to Yosemite.
So whats the ROI you may be wondering? Well just for fun I ran it through the BP rental calculator. I copied and pasted the number below. I don't have the whole month of December booked yet but I kept the calculation simple and assumed a full month rent.
Monthly Income: $4,500.00
Monthly Expenses:$1,125.00
Monthly Cash Flow: $3,375.00
Cash on Cash ROI: 112.50%
Not too bad for a house on wheels!

To an investor friendly real estate agents in the Orlando area,
My wife and I are planning on settling in the Orlando area in the second half of 2018. We are currently traveling the country in our RV and having a blast! Unfortunately, the fun can't continue forever (not yet anyway). So we are going to settle in Orlando for 3-5yrs to build our rental portfolio and once we are financially free we plan to hit the road again!
So we would love to connect with some investor friendly RE agents to start building a relationship with. When we first get to Orlando we want to House Hack a multifamily home using either an FHA loan or maybe a conventional 97 loan? Either way funding aside we want to start looking at multifamilies. Our budget will be 300k or less for the multifamily we are going to live in.

@Zack Helm , @Kevin Hunter, @James Wise , Thank you all for the warm welcome. From what I've seen so far BP is a great community of like-minded people.
@Clayton Mobley , Thank you very much for the welcome and the sound advice. I keep telling my wife the same thing, that we are already successful RE investors! It's funny because now that we are looking for our second property, even though we already have one cash flowing property, it is still pretty stressful. We are committed now though and with the wealth of knowledge to tap into here at BP it takes some of that stress away.
As far as 1031 exchanges go I will definitely be looking more into that. I can see how that strategy could be a huge wealth creator. The more I learn about all the unique aspects and niches with REI the more I fall in love with it. It's a pretty exciting investment medium.

Greetings Bigger Pockets!
My name is Gerald Barron and I am a quasi-accidental rental property owner who has seen the power of rental properties and wants more. To begin I'll tell you a little bit about myself and this will help explain why I say "quasi-accidental" rental owner. Long story short, I am 35, a former military member and a former law enforcement officer. After many years of back and forth with my wife and a steady decline in my health my wife and I decided I would leave my job in law enforcement and return to college full time. My law enforcement career was very demanding and I was away from home a minimum of 12 days a month...every month... We just didn't want to live like that anymore and so I left my career behind. After going back to school for a while my wife (obviously the brains of the operation) asked if she thought it would be possible for us to buy an RV and travel the country while I completed my degree. After researching the lifestyle and school prospects I told her, absolutely. So that is what we did, we bought a class A motor-home, packed up our dogs and we have been on the road for almost a year now. We have been loving it ever since. We spent the summer in northern Wisconsin and are now wintering in Ventura California.
This is where the quasi-accidental comes in. Neither one of us wanted to sell our house, we had remolded it ourselves and it is in a great location so we knew we wanted to rent it. What we didn't realize is how powerful rental income can be and all the benefits that come with it. Once the rent checks started coming in and we saw the cash flow I've been on a mission ever since to learn as much as I can. Of course, like most people, my research has led me to Bigger Pockets. I am learning new stuff every day and I definitely want to become more active in the BP community.
So to bring my story to a close I'll just throw out there what I am looking to do in real estate. I want to replace my former income and my wife's current income to become financially free. Once free we want to continue our travels in Europe without having to worry about working (normal jobs) if we don't want to. We plan on doing this through multifamily and single family cash flow properties.
Also, we plan on settling down next year for a little while so we can build our real estate business. We are looking at the Jacksonville or Orlando FL areas. That being said if there are any agents out there in those cities please feel free to contact me with your information I'd love to make some contacts in those areas.

@Trace Garretson my wife and I are in a similar situation. We aren't moving to the area till late 2018 but we are doing our due diligence now. We actually want to buy a rental now and house hack when we move to town. I'll be interested to see what the BP community suggests for neighborhoods.
