@Dante Pirouz interesting question, keep us posted on your decision. My initial thoughts are if you see them and then deny them a discriminatory issue may arise so you better have another reason. Have you already verified with the hospital that they are employed and / or going to be employed? Did you send them a video of the house or has someone they trust looked at it?

@Josh Bloomquist are your comps from like homes? Meaning do your comps not have driveways as well? That is going to be a really hard resell unless this house is downtown.

Welcome to BP @Bruce Anderson! Finding, analyzing and buying a property without an agent, title company or lawyer by the end of the year is 100% feasible. I do not recommend purchasing a property without an agent, title company or lawyer though. Title companies provide insurance of a marketable title. Any liens, assessments, taxes, etc... will be your responsibility should a title company not identify those problems before you close on the property. Agents should be used as a way to help you find deals as they are in the real estate market and have people calling them all the time. Lawyers can help you avoid legal issues and should you not be using an agent or title company I would highly recommend consulting with a lawyer on your deals as certain legal requirements are needed to complete a real estate transaction in Michigan.

Is it actually in Port Huron? If so is it on the North or South? On the surface it sounds like a decent deal but I can't say for sure with the limited knowledge. I do think there is room to negotiate the price down, especially if it is on the South side of town. If this is in Marysville or Fort Gratiot I want in :D
