@Trishalana Bray Welcome to BP!!! I am glad to see others in St Clair County joining the community and trying to become financial free :) Marine City definitely has opportunities if you are looking to stay close to home. If I can be of any service don't hesitate to ask.

Hello, I do not know of any but there are really only a couple documents you need on a typical buy or sell. Go over the documents your broker requires and fill them in as template forms. Then put the forms for buying in one folder and selling in another folder so that you can review them before going to meet a client.

@Account Closed Next time send the 7 day notice no later then the 3rd. You don't have to evict at the end of the 7 days but waiting until the 24th is not how you run a business. Now you will not be getting paid for September or October and trying to rent in November, December and January is hard. Take whatever you get a month and times it by how many months you will not be collecting rent and that is how much you just paid for that lesson.

I am not sure where you are at in the negotiations but I would offer a 6 month lease paid in full at signing at X - (large discount) a 3 month lease paid in full at signing at X - (smaller discount) and a month to month at X. Make sure to include all the people currently living in the residence on the new lease.

@Donald Cooley I second @Robert Spencer PHALA is a great association if you are looking to invest in St Clair County. Go to PHALA.net to check out the upcoming speakers and to see the different resources that are available to them. I will 100% be at the September meeting so I hope to see you there.

@Steve Smith I am guessing with inherited tenants you received an inherited rental agreement, what does that rental agreement state? If you can get them to sign your updated rental agreement that states all payments must be made through ACH you can definitely enforce it or move to evict.

@Charles Kao I am an agent and buy HUD homes for myself, you just have to disclose it in the paperwork.
