@Timothy Gerdes Real estate investing is mostly local investing and metrics are determined by the location you choose to invest. If you invested in downtown Austin  investments and metrics would be different then Cedar Park. There are always baseline metrics to live by, I tend to go by Warren Buffett's rules: "Rule No. 1: Never lose money. Rule No. 2: Never forget rule No.1". Outside of that the deals you may be able to find in different areas will vary. A 10% cap rate may seem like a good deal until you learn that everyone else is getting a 20% cap rate. I wish I could be of more help with the Grand Rapids market but I am on the East side of the state. Good luck with your investments!

Hello @Timothy Gerdes what city are your properties located? Based on the city metrics may be different.

I have worked closely with Sycamore in the past (past being the key word).....they are sinking fast and they may not have any money to give. I would highly recommend you switch your PM quickly. I could give you a couple of other investors that have lost money dealing with them if you want to try to squeeze blood out of a rock and bring suit against them.

I am not affiliated with MemphisInvest.com but threads like this should be removed. We have a person with no previous posts and no reputation anonymously discrediting a very active and helpful company in which real repercussions could occcur. She gives no basis for her accusations and has since not posted here or anywhere else. For all we know she could have set a house on fire to collect insurance money and is mad at the provider for using fire retardant material.

Yes. Inventory is going down which is causing prices to rise. Margins are getting squeezed. I also have a house that didn't get rented in the first month it was available which is very surprising in my area.
