Hi Brian,

We do fix and flips here in Arizona. If you need a hard money lender, I work with a guy that will offer 13.9% and no points with a doc fee and a soft money lender that can provide better terms if you have more time to close. Just send me a PM.

I have a 16 unit building that I am wholesaling for $400,000 net. Yes, that is $25,000 per unit. Does need rehab and will need to be cash or hard money financed. This is a true value-add project and an above 10% CAP deal.

Hi Chris,

The inspection did occur yesterday. The interior condition is rough and needs kitchens, bathrooms, flooring, paint and more. The exterior needs roof, A/Cs, water heaters, windows, electrical, plumbing etc. The inspector thought it was nearly a tear down project. That being said, it's $210,000 for 12 units and is on roughly half an acre on 24th St.

Cross Street: 24th St and Roosevelt

There is opportunity through re-positioning and stabilizing the asset to increase it's value. At $210,000, this represent a significantly reduced price. I can also recommend a couple good renovation teams if you are in need of that. Since it is vacant and no financials are available, terms are cash or hard money.

The property is currently vacant, boarded up and needs rehab. Rents in the area are in the unit mix below. Inspections will be scheduled in the next week or so, let me know if you are interested in attending and I can let you know when it is.

(8) Studios, Market Rent $350/mo

(2) 1BD/1BA, Market Rent $400/mo

(2) 2BD/1BA, Market Rent $475/mo

Gross Monthly Potential Income: $4,550
