 Hey Michael pretty crazy but I just got a list in excel format so I am trying to scrub to send out to you (Yellow letters) for my mailings so it's a pretty raw list straight from the assessors office.

Hi BPers have anyone had experience scrubbing a county records list? just recived one and don't know where to start since I have about 8,000 records.

drive around look for properties that might be in distress, tall grass , house looks vacant. Talk to neighbors and track owner, call for sale by owner homes daily and make offers

I emailed the Los Angeles county treasurer and tax collector office to gather some leads I was hoping I would get property addresses. Have any of you BPers got addresses or is this just a Los Angeles thing where no addresses are given? this was their reply ...          The Los Angeles County Treasurer and Tax Collector provides the Secured Defaulted Tax Roll which contains all delinquent property on a DVD in ASCII format with pipe delimiter. The file does not contain property names and addresses. Attached are the record layouts and file definitions for your review.

The cost per DVD is $297.00, plus sale tax (9%) and shipping. We normally send the file by certified mail ($6.11), or if you provide an account number for FEDX or UPS we can send the file per your request. If you would like to pick up the DVD, prior arrangements must be made.

If you decide to request the file(s), a prepayment of $323.73 per file, plus shipping must be received before the request is processed.

I think right now every property with a accurate owner address with or without equity is getting bounded with postcards and yellow letters.  The quality, content and timing of receipt will determine the outcome.  I ask every piece that call me from my mailers a few questions.... Why did they call me? and How many mailer are you getting?  They have called because my content was interesting and they were curious.  They all have said they received multiple mailers each week.  Many of these owner find the mailers entertainment.
