Hello Marshelle Lewis, I guess to better help you we'd need a little bit more information.  What kinds of property is this?  Is it financeable, meaning will a bank be willing to lend money for its purchase?  Most banks would need the house to be insurable/livable.  But of course you do have different loans that would allow for a fixer upper type of house.  

I am in San Angelo, Texas a small town in West Texas and have had good luck with the smaller banks and that seems to be the case for a lot of people on the forums.

I am a fairly new investor myself with two duplexes and two SFR one of which I am currently remodeling to implement the BRRRR strategy. Great post Aaron, I am a local SFR/Small Multifamily investor in San Angelo, Texas. I want to make the transition to larger multifamily such as 16+ unit properties.


The numbers you provided seem great like the others have already said, but yes does not seem to be accurate. How are you calculating the expenses? That is what seems to be too good to be true at this point.

Great question! It seems like everyday as I learn more and exposed to more and more I find new and better reasons. My main and primary reason is to provide my parents the life they truly deserve. As a child your relationship with your parents is very one sided and we often don’t understand the sacrifices they have made for us, their children. Growing up I’ve learned so much more about my parents that have given such a different perspective of them and really made me appreciate them on a whole other level. I want to be wealthy to provide them the lives they only dreamed of and think can only happen if you are born rich. Then I want to provide my actual family, when I have one the same and not have them to go through the same struggles I had to as a child or my parents went through when they were children. Making every generation better than the previous. Second to that I want to be able to help people or organizations that are true to my heart. I occasionally volunteer my time but I can only imagine what it would feel like to be able to fund a community project, pay for someone’s education, maybe a trip to see loved ones they have not seen for years, help out after a natural disaster or anything like that. Money is not everything by any means, but we all know we need money to make things happen and to live.

Welcome welcome! I’ve found multi family to be the best for me both in San Angelo and the outskirts like Grape Creek where I have two duplexes that produce great monthly cash flow. I am currently working on my first SFR so we shall see how that goes.

Where exactly is this in San Angelo? If it is in a high traffic area maybe you can rent it out to someone to post a Food Truck or something temporary like that. I am no legal expert so I do not know what else would be involved in something like that but it seems to be something that could be done.

Hey Tim Schwarz, it's great seeing you on here.  I am an active investor here in town as well so I'm happy to see more and more of us pop up on here on BP.  I would love to get a Meetup going here as well, I started one a while ago but due to my schedule I had to put it on pause.  I would like to start it back up, but I may have to do it on the weekends due to my work schedule.  Any of my local San Angelo people, I'd love some feedback to get this thing put together.
