Respectable for sure.
Just remember that private money, may be rotting in someone’s account because they don’t know what to do with it. They may earn 1% in savings if they are lucky. You know what to do with it, you will be offering opportunities for people who don’t know how to invest ( you will pay them wonderful interest). Whether you ever use this mechanism or not, it’s good to keep the idea around. You never can have too many tools in your belt.
Doesn’t have to be family, could be someone in your network as you grow it.

I like it.
Student housing requires active management but the returns can be awesome. I did this on NY and don’t regret it one bit. The cash flow caused a demand for my property and I sold it very well. I would do it again in a heart beat.
I am not a subject matter expert and perhaps my results were not the norm.
Bought it for 70k (2 unit)
Invested 60k into a nice remodel
Fully rented prior to work completion
Sold it for 192k.

Venmo and cash app are awesome,
I collect all my rents via the 2 apps.
They are very easy to use, and no fees if you allow the funds 3-4 days to clear. You will pay a small fee for immediate access to funds

You have a decent chunk of chance.
If you can get an owner to finance for a year,
You will need to record the transaction ( your attorney can draft the offer, and help close it)
it is a heck of a lot easier to refinance with the deed in your name. If you buy right ( equity from day one) you should be able to pull most if not all your money out) be patient, but be on the prowl. You would be surprised how many deal leads can come your way if you become a great listener and learn to solve problems for people. You have a good credit score, also focus on lowering the debt to income ratio.
At 3k a month, I imagine you have used much discipline to save 30k.
Last, many hard lenders are incorporating long term financing into their lending Arsenal. I think
they are competing with great LTVs and decent interest amortized over 30 yrs. There are many decent and honest lenders. I am a private money broker but mainly an active investor.
