The question is rhetorical, you would also have to say : and if all barriers were gone.

Access to hard money is easy, everyone is a broker these days. If I had access to funds belonging to people that wanted to buy real estate and were either to nervous or scared to do it alone and wanted to partner by investing with me; I would pay my investors 8-10% simple interest, buy the right properties, repair them, rent it out,refinance it, and repeat. I wouldn’t need infinite money because I would just recycle the same funds into the next one.

I would also shift into the apartment space, value add properties would be my target.

Your dealing with algae which collects due to the canopy of trees overhead. Typically, you would install copper strips joist below the ridge.

The copper is activated by rain water.

Copper's Effect

It kills algae by binding to it, which damages the algae cells, causing them to leak and die. Copper sulfate is highly soluble in water, and copper is a natural, essential mineral. Too much copper is toxic to plants because it prevents photosynthesis.

That said you should get the roof inspected.

You may get lucky, the roof may be in great shape other than the algae on it ( note there are shingle solvents designed to wash off roofs: don’t bleach ( bleach is ineffective against mold) or power wash.)

Once cleaned, install the copper as a preventative measure.

Other wise I agree with many of the comments, you might have to bite the bullet on the roof, a roof is a big deal to perspective buyers.

I’m working with Lima on a Long term note,

What was your experience. I have also become an affiliated broker for them but haven’t closed any loan yet. I’m supposed to close a fix2rent in NY

and it appears that the product can not be executed in NY due to certain lien laws.

We can still transact but will need two closings as opposed to one. I was disappointed at first, but it presents an opportunity to sell the investment or refi with any lender ( may be a blessing in disguise)

Definitely, I would not be opposed. As I think about it, doing so would help me to really focus on building a business as opposed managing all aspect management, and improvements my self ( which I typically do)

Essentially, I could make my focus Acquisition’s

And delegate the day to days.

I have been buying duplexes in NY.

I want to transition into apartments

A 40-50 unit would be awesome,

I guess my ideal deal is pretty much what you just did verbatim.

My obstacle right now is finding the deal
