Hi Wane, and way to take that first step! I've not played with them yet, but there are computer fonts (probably specialized at a guess) which mimic handwriting, for if your hand wears out; might be worth looking into? Also, I ran across this, the Tennessee Public Notices website, which includes foreclosure notices and such; perhaps there's a way for you to reach that market as well. If you do, make sure you get a bit acquainted with the process there in TN though, as the better you know the process, the more capable you'll be of inserting yourself into it. Best of luck, and let us know how it goes!

Hi Sheryl, and welcome to BP! I don't know your market, but mailers are big in wholesaling, as are distressed properties as a whole. Learning what is and isn't available on your county clerk's office website, record-wise (foreclosure notices, etc), has also been helpful to me. There are some great wholesaling podcasts here as well (look under the "Learn" tab above)  which can likely tell you far more than I can. I'll also try to send you some info via PM if I can find it, best of luck!

Sounds exactly like our life before our move to Texas. When we realized the bills we paid just so we could get to work (childcare, gas, wear and tear, missed tax deductions from higher income brackets, etc) equaled the taxes we paid (also high), we decided it was time to reevaluate our circumstances. Haven't regretted it since.

@Hector Lozano  Hi Vasiliy, he's not in your area, but perhaps send Hector a message, as he's been doing it for a while now. At best maybe he can help you out, at worst perhaps explain some of how it works. Best of luck!

Hi Clayton, and welcme to BP! I'm sure that some buy and hold folks will be on shortly, but The Ultimate Beginners Guide and the podcasts were great for me when I first got here. Browse the podcasts and see what suits your interests when you have some time, great way to train your mind just to think creatively regarding real estate. There are some great folks on here, never be nervous about reaching out. Best of luck, and welcome to the site!

Hi Greg, I can't speak to best practices or anything formal of that nature, but I hosted a BP get together here in San Antonio earlier this month and everyone seemed to have a great time. We had about fifteen people show up, and we covered largely what we were each involved in, general topics, and Q&A. Nothing wrong with having an introductory meeting and exploring a consensus from there, the big thing is getting out there, doing it, and having fun. If people enjoy it, they'll come back, so have a good time!

@John H. , amusingly, I had no idea who you were talking about until I looked him up just now. To my knowledge, he will not be there... However, we had a good time last time around, and you're welcome to come on down to this one as well :-P

And as for you @Kyle Handy , try not to eat too much powder, you'll get brain freeze ;-)

Everybody else, see you then!

Good evening all! With the fantastic turnout and positive feedback from our last get together, we'll be having another meetup on February 4 at 6 PM. This will be an informal get together, and everyone is welcome, new or experienced. It will be held on the 7th floor of the Rand Building, at 110 E Houston St (on the corner of E Houston and Soledad). Street parking is free after 6 PM, and if you need any help getting there feel free to contact me via my information listed below. Light snacks and beverages will be provided. Please check in below if you think you can make it; I look forward to seeing everyone there!
