Hi Barbara, I just started one here in San Antonio via the Real Estate Events and Happenings forum, and would say just post it here. Find a place and coordinate as appropriate, include your city/state in the title, then fill in the details in the announcement. I think we get tied up in the "REIA" mindset and forget that normal investors like to just sit down and chat about their interests. Have some snacks and beverages on hand and just see who shows up. It may be 2 people, it may be 20, but I did more networking face to face with the 15 people who showed up at mine than I did at the local REIA the times that I went. Have fun with it, get it out there so people know about it, and go from there. Good luck, and let us know how it goes!

If you're talking about a full finish job that was done (say garage with exposed studs changed to living space) you may have trouble with that, as much of the wiring, plumbing, etc would be concealed by sheetrock, and therefore could not be inspected without tearing into the wall. If you're concerned about anything in particular, have someone come in and look at it (wiring comes to mind... I'm really uptight about proper wiring), but I don't think you'd be responsible for work you didn't have done. 

That said, I don't live in Washington, but I imagine going through the process retroactively would impose a significant financial burden on the owner, and I imagine your Code folks know that. That's just my take though; worst case scenario, call your Code people and ask. No reason to include the name, address, or any of that if it bothers you, and they can be pretty helpful. Hi Jeff, and welcome to BP! I'm sure there are a number of GC's out there who will give you full job quotes, the fun part is figuring out who's good and how much do they charge? I searched remodelers in or near Crestwood (tend to be retail I'm sure, but a place to start nonetheless) and came up with this list. Also, if you search "crestwood" in the search box to the top right, then click "People" on the left of the resulting page, you'll see nine other members of BP from Crestwood, KY. Perhaps one of them does flips in that area, maybe touch base with them. Lots of people on BP are willing to help, never be afraid to reach out. @Matt V. , thanks for pointing that out. I figure staying away from the actual mailbox is always a good policy; I usually just tape them eye level on the front door or somewhere obvious.

@Mark Marinaccio , great idea! Sounds like a great way to maximize efficiency, and the more that can go out the better! Oh, one other thing, @Wane Tango , I don't know your day to day schedule, but on a modification of the driving for dollars theme, you could literally place letters at people's residences. Given the current price of gas, it would actually be cheaper than postage (albeit more time consuming). I did this for a little bit recently and intend to do more over the next few weeks. There is a website called routefast.com that allows you to bulk add addresses and it will come up with the most efficient route for you. So far I have done up to 25 at a time with no issues, and I think you could likely do more. It's a pretty basic site, but perfectly functional for its purpose, and free. That said, it can be a bit hinky; if you're interested in trying it out and want to know how to avoid the Homer Simpson moment that I had with it, give me a call (contact info is below). Hi Hunter, congratulations on getting your first caller under contract! So, did you start with the intent to wholesale and decide to rehab afterwards? It sounds like a pretty solid deal any way you cut it, IF you can find the funds to rehab it. Ultimately, though, the "right" answer will be whatever you can make happen, so if you want a partner, just put the numbers out there and go to town. If wholesaling it is the right answer, I'd say do that.  Whatever happens, it sounds like this is a deal you can make work, so just remember that there are always other deals that you can put your signature on. Do what feels right to you, just make sure you're doing it for the right reasons. Best of luck, and let us know!

Yikes, sorry, it's late; I just realized I didn't even answer either of your questions. I use a PO Box simply as a way to separate my business and personal life, plus any Return To Senders will be more obvious in a PO Box (for me, anyway). As to the phone number, I honestly don't think anyone's going to blink too hard at it, certainly not if they're sufficiently motivated. Just keep plugging away, and constantly be thinking of ways you can remain proactive while your mailers are doing their work. Best of luck, and stay in touch!
