I run PPC for dozens of investors. Campaigns definitely slowed down through the winter, but that isn’t uncommon, depending on the market you are in. Definitely still profitable and a lot of our clients have been crushing it recently. If Opendoor or Offerpad entered your market recently, I could see that as a reason for decline. Other than that, might be short term random variation.

@Laura Casillas for a 6 month PPC in Austin TX (competitive) I would recommend at least $12k (2k per month) at the absolute minimum. If you don’t have that kind of money to risk on PPC, I wouldn’t touch it at all and stick to cold calling, direct mail, SEO, or something else.

With that said, SEO and PPC have been our best lead source!!! But, don’t do ppc unless you have 3-6 months of budget upfront!

@Duane Alexander I meant $500 as I stated. But it’s not about the $$$ per month so much as the total $$$ amount. 500/mo at 6-9 months is 3k-4.5k in spend. You are right, that could be low to get your first deal. It’s plausible, but unpredictable. Some get lucky, some don’t. Every client that has spent at least $15k with us has seen a good return regardless of their market, and regardless if that takes 2 months or 6. But I don’t think you need to risk 30k to get your first deal in Atlanta, that’s a bit too high in my opinion. 

The cost per lead is probably $200-$350 you are correct. But the important thing is cost per deal, not lead. Many people get a deal out of 10 PPC leads vs 30-50 mail or FB leads. It’s the investors with mediocre lead management processes that struggle the most.

I’ve ran PPC in Atlanta GA before. It’s competitive and you should be spending $500 per month for 6-9 months before expecting anything,  and even that isn’t a guarantee. We were spending $1500 per month and nowhere near a deal a month.Be careful of spending $$$ if you don’t know what you are doing. I would commit at least $5k to it or don’t do it at all. Google just combined phrase and modified broad match keywords. Focus on these keywords: 

“Sell house fast”

“We buy houses”
“cash for houses”

that’s probably 60% of the motivated seller traffic out there. Google Wholesaling PPC and visit our site. We have a quick free course that will help get your mind right with ppc before you spend a dime. Good luck my friend!

But make sure you set it up CORRECTLY or else you will burn a lot of $$$.

PPC (adwords) is great! But it's not cheap. And it won't "get your phone ringing" off the hook per se. You actually won't get a ton of leads, but leads aren't the name of the game. Deals are. PPC leads can be few and far between, but they are very motivated and have a much higher % of being deals than most lead channels. I believe Carrot is the best, most of our clients use them including ourselves. 

A word of caution on ppc, plan to spend at least $1k/mo for 6 months. And if you are in a competitive market like DFW you might need triple that. If done correctly, It’s a great way to add another revenue stream to your business with little time managing or talking to crap leads. Many of our clients net over $100k per year after expenses. But there are ups and downs and if you don’t have the funds to weather them, you shouldn’t do ppc. Focus on cheaper avenues like SEO (which takes a while) cold calling, D4D.

@Nick Pastore sorry I just saw this here! 

We are a ppc agency. We don’t guarantee results and most of the risk lies with the investor. We charge a management fee to manage your campaign for you. I recommend starting with at least $2k per month for 6 months. If you can’t spend that money without stressing, I wouldn’t start with ppc. 

But PPC can be a long term building block for your business. If done correctly, with the right campaign, manager, and systems in place, you can make a lot of money without a lot of time spent managing marketing or talking to leads.
