I feel the same way. There might be some slow down which I think is healthy and necessary to curb the irrationality that we had seen in the last year or so.
I think buying in a good area with long term growth is a safe bet.

Hi Folks!
I am a buy and hold investor currently investing in Huntsville AL and wanted to expand to Greensboro NC. I am looking at a deal there at 200-230K price point and have just started to research about the area.

I am a out of state investor and have been investing in Huntsville for the past 4-5 years. Hsv is a great market with a huge upside potential. Madison County REIA has a very active FB page and also they have monthly meetups.
Many investors and realtors are active here on the BP forums. @Michael S. is local and is very active here on BP.

Finding a good investor friendly agent might be a good first step since he/she would be able to bring you deals with your specific deals.
Having a 10 year horizon for your investment is a very good way to invest. I will be happy to recommend some investor friendly agents if you are looking for one. My rule of thumb for Hsv is that any house with rents higher than 1400-1500 will have a good tenant quality.

For a buy and hold investor (like me), the rising interest rates have definitely put some brakes on the buying new properties but I have not considered selling any of my properties yet and the main reason for that is I have no better investments lined up for that cash...stock market outlook is not that great either.
@Michael S. are you planning to reinvest the profit back into Real estate? How about just having a line of credit on the gain and using that for any future deals?

I am just waiting on Southwest to fly in. One thing I hate about Huntsville is the lack of direct flights from major west coast cities or even from east coast cities like NY.
