I usually rely on school ratings and average income in an area to determine the class plus I speak to my PM and realtors. neighborhoodscout website give a good basic info on average income as well.

I am sure you might have heard that many of the mid-west cities are good cash flow areas. I was in your shoes 4 years back and Hunstville Al came up top in my research and I ended up buying few properties there and doing 4 long distance BRRRR. I am super bullish on Huntsville and would recommend you to check that city out.

One important thing to look at is the neighborhood class that you invest in. In many cities, 100-200K might buy you "cash flowing" properties in Class D areas. I think it is important to buy houses in decent areas even if you have to sacrifice cash flow a little. There are many metrics you need to look at but population growth and property taxes (hidden expense) are the two most important I think.

Congrats on your first deal!  Making that move itself is the most toughest, and if you have been listening to BP podcats, hangingout on the forums and reading books, then I am sure you would have done enough due diligence!

Very few first deals are home runs, the goal is to take the plunge and learn as much as you can and build relationships!

Agree with @Michael S. great discussion indeed! And congrats @Richie Thomas on your accepted offer in Madison! It might not cash flow in year 1 but I am sure it will in year 3-4-or 5 plus the opportunity of appreciation is way better than suburbs.

I have also heard/seen similar sentiments as @Matthew McDermott mentioned where in some folks prefer the quiet life and the rural living of some of these suburbs. I do have one recent property in toney that got rented pretty quickly and I have one in New Market which has been quite steady for the past 3 years with almost 0 vacancies.

Lol!  San Jose-Sunnyvale-Santa Clara is an emerging market? This is definitely not a well researched article! Putting Huntsville and San Jose CA real estate in the same sentence is blasphemy!

You are right in your analysis, Huntsville definitely has better schools and the employer profile is much better as well. 

With little bit of effort and networking you can easily find off market properties which are slightly better in numbers. An example would be buying a SFR house in a Class B area for 230-250K that is renting for 1600-1800 range, those are not home run numbers but with low property taxes these are still better deals than what you find in other places.

Congratulations @Casey Cole! You have moved to the right place to start your real estate journey! Huntsville I strongly feel has 7-10 years of solid growth!
House hacking is definitely a great option, I would say buy a big house 4-5 bedrooms in huntsville or madison (with basement) and you can easily cover your mortgage and live rent free! I might have a big flip house coming  to the market soon. DM me if you need info.

Madison county REIA is a good meetup and their FB page is active too and of course there are bunch of active HSV investors here on BP that you can connect. I personally have benefitted immensely from the BP connections so I would highly recommend it.
