@sonja razmovski Orlando vacation rentals can be good or bad.. They don't technically allow short-term rentals in Orange County (orlando) although I think its done alot. The best homes to buy are the big ones 4 to 5 beds with pools and the garages are converted into play rooms. These properties can at least break even, but if you do some extra marketing yourself you can do well on them.
Currently there are lots of these properties on the market in varying price ranges depending on location.

@guarav bahal North Lakeland has recently heated up as far as single family properties. Multi-family properties are hard to find. We don't have a lot of multi like you see in CA. When you do see one up for sale they don't last long.
Lakeland like any city has its not so good neighborhoods. Stay away from Memorial Blvd, especially western memorial, not a war zone, but not a great area.. North of I-4, the Galloway area (35A) is up and coming, anything east of there, off hwy 98 or Socrum Loop Road you will be good to good.
If you are a buy and hold guy (5 years or so) message me and I'll show you a great play that will deliver..

Blake, congrats on getting your license. Brokerages vary with costs and fees. Here is my story.
I got my license and hung it with a friend who gave me almost zero costs and only a per transaction fee. The problem was that I had no idea what I was doing (generate leads, open houses, ect) and sold no homes. Thankfully, I had another job..
I switched to keller williams. Yes, they have a lot of fees. But that also offer a TON of training. Which has really helped me, and since I have switched I'm averaging 4 to 6 closings a month. Now, I am not going to stay with keller for ever, but it was a great help to get started and see what successful agents and unsuccessful agents do.

@Katherine T. I use postlets as an investor and agent.. Its really helpful. How are your pictures? Get good pictures.. If you are in an area that is flooded with rentals you need to make yours "pop" good pictures will really help..

@Matt Powell Matt get the address and look up the information about the owner and the sales of the property on your local property appraiser's website. You can also search the county civil records this will give you a general idea if there are any second mortgages or encumbrances against the property.
The property appraiser will also give you the owners address. If it is different than the property address its a good sign they are an out of town owner and may want to sell. If the owner is an llc, then search for by that llc name and you can see all the properties they own (that are not in trust). You can also look up the llc information on your state business registration site and see who is behind the llc.

@Jared S. Here in Central Florida I'd be looking in the fringes of the metro areas, of Tampa and Orlando, this is Brandon area for Tampa and Ocoee and Oviedo for Orlando. But there are others. Be prepared to bid against rehabbers.. Home volumes are low, so its a sellers market.
Start with the best schools, then search for growing areas. Areas that business are expanding in. Looking into the Narcoossee area also, i know there is a large medical complex they just built there. Find an foreclosure or under valued home in that area. Fix it up nice. If you expect the next guy to pay top dollar, don't cheap out on the rehab. Kitchens and baths sell homes. Make sure you also have the square footage and is at least a 3/2 and 4/2 are great. Find and agent.. They can pull all kinds of data on neighborhoods. Or message me and I can send it to you..
