Whats the value of your current home.

Typically you can get rid of the PMI without refinancing assuming you have 20% equity, and based on what I'm reading you do.

In rare cases you may have to refi, but I doubt you will in this situation. Before the new FHA rules started PMI automatically drops off in 5 years, but you can typically pay for a new appraisal and assuming you have the equity they will remove the PMI.

Jon Klaus The setbacks are 5 feet. Same as the house I posted above. The house above is 23 feet wide, 4400 sq feet.

Karen Margrave There is a scrape listed on the block of the house I posted, 33'x125' listed at 599k.

In todays market the house above would be somewhere in the 1.8-2.1mm range.

Bryan A. This is my dilemma. The two windows are 6' x 3' windows that will be new to the front of the house. I have very particular taste, and its hard for me to ignore it.

I wanted Storefront, but after pricing that it wasn't possible. The 1200 per window is for a milgard aluminum frame window.

After reading this thread this week I got a quote on a jeld-wen aluminum clad wood window, price was about $500 per. Does not look as good, however $1400 cheaper sounds great. I might have compromise on this one.

I know I won't be happy with it however.

Just crazy looking at some of your numbers. On a renovation I am doing currently I am reconfiguring the entry and adding 2 new windows and a new front door. The windows are $1200 each and the front door with hardware will be a bit over 1k. This is just materials, not installed.

So for 2 windows and a front door I will be in deeper than you are for your whole house of windows and doors. Anything with modern design costs triple. To get the cost of the door down to 1k was a challenge.

Sometimes I feel like I am doing it wrong.

IMO real estate has become more of a volatile market just like other capital markets. I think that from this point on it is cyclical.

The reason I love real estate is because you are still investing in a real asset. I have a degree in finance, and worked in finance after college. The more I learned, the more I realized.

People will always need places to live.
