In 2003 Redfin and other reporting groups announced that the single-person household became the dominant household. This means more people are living alone than at any other time.

Wow!

I remembered when I first learned this. As an investor in residential real estate, the following questions came to mind...

  1. - Is my customer base different than I thought?
  2. - What rental options do these single-person households have?
  3. - How can I get in front of this trend and make a **** ton of money by adding value?

What have you done to respond to this?

Hi Nathan- Thanks for offering.  Please reach out to me via email or text- Rentec should have my information, and I do not think I can post it here.  My CFO Erik Kugler has spoken with RTD about using an API to connect to his accounting software rather than manually producing a RTD report.  That's what we are going for- live connection.  Also, we have not been able to connect/integrate even my current accounting software (QB online); even with the help of RTD customer service.   Please lmk if you are aware of PM software that has an API- or if RTD can get an API.   Thanks!

I hear you- I'm on the search too.  Currently I use RentecDirect.  Great customer service, but I have outgrown them as they do NOT have an API.

Howdy- I have properties in Loveland, FoCo, and Longmont.  I haven't been to networking events for about 9 months, so I'm looking forward to getting back into that b/c there's really great people up here! Feel free to reach out to me- I offer pretty fantastic collaboration options and love mutual learning/sharing. In December I had an investor in Loveland team up with me, and the property I got for him and myself is making 5x cashflow than his other property in the area.

Please help if you can.

I'm looking for someone who offers CFO services (like a consultant/advisor) I could hire to help me plan how to scale from 28 units (currently) to 70 units by the end of the year and then adding 350 units in 2019.  I would want this person to be familiar with the mini-storage real estate investment strategy.

I do buy and hold, I partner with passive-investors, and I manage the investment, property management, etc.  I want to make sure my passive-investors, tenants, and investments are taken care of if I am suddenly unable to do so. 

I'm working with my insurance man to setup disability/life insurance to pay someone to do my responsibilities in regard to my RE investing business if i become unable to do so. This is my the best option I've come up with so far.

How have you figured this out and do you have any suggestions?

Can I, and how can I, help protect a seller I was working with from being taken advantage of by her Listing Agent? 

Through trying to purchase a house in Longmont, I have come upon a Listing Agent abusing the powers of his license. The seller is an older Indonesian women and the LA is her pastor. He is not physically or verbally abusing her. She lost trust in him, so she asked me to ask her LA to release her as a client to an attorney to oversee the transaction, since the LA was doing the services for free. The LA refused. LA told the seller and myself he was not taking a commission, but the offer the LA wrote states the LA is taking a commission. The LA also told the seller he had listed the house on the MLS over 1.5 months ago, but the LA just listed it yesterday.

It seems the Realtor Associations don't have much power beyond a few hundred dollar fine and required classes.  I'm speaking with them currently, but I'd like to help this seller out NOW if possible. Is there anything I can do, or should I just let it go?
