Thanks for taking the initiative to find a location for our next meetup  @Karen Margrave!

I thought McMinamins would be a good option so I gave them a call this morning. They have conference rooms of various sizes but they have minimum food/beverage order requirements, the smallest of which is $500. The $500 has to be pre paid on one tab so it really complicates things, im not sure we are ready to take on anything like that yet.

McMinamins also has a small dining room in the main pub called "the smoke room" where there is not a minimum order requirement, but there is a strict 20 person max due to the firecode, so if 25 people show up we would have to turn the last 5 away which really sucks considering that some people are traveling far to attend. This room is already reserved on March 1st by an "Eric", I assume that is you @Eric Bilderback, thanks! When I called BTBS last week they mentioned they had already talked to you there as well, so it looks like your one step ahead of me! Have you found anything else yet?

I support using the same time and place each month. So, I would like to propose having the next meetup on Thursday March 1st at the Broken Top Bottle Shop. Here is a link to the event for your calendars, I also sent this out to everyone who signed in at the last meeting:

It can be difficult coordinating between so many people to plan things, I think we would be more efficient if we split up the tasks and delegate them to different volunteers. For example, I would be happy take care of the sign-in sheet like i did at the last meetup. This involves bringing the sign-in sheet to the meetup, transcribing the list to Excel and then sending it out to everyone who signed up. 

Another job which I think could use a designated volunteer is recruiting and scheduling guest speakers. How are we going to survey what our group wants to learn about? How are we going to reach out to professionals about speaking at our meetups? Who is going to decide if someone qualifies to speak at our meetups? These are going to be tough questions for us to tackle in a forum setting.

Is there someone in good standing with the BP community who wants to step up to be in charge of coordinating speakers?

Hello!
Im not active in the SC market so i wont be attending, I just saw this post in the forums and thought id share. We had our first Central Oregon meetup this month and it went great. One unique thing we did is create a sign-in sheet that we've been using to network with eachother since the meetup. I have personally had multiple people reach out to me using our sign-in sheet.

The general concept is that anyone can choose to sign in with their name, profession, and email address. Then sometime after the meeting a volunteer can transcribe the sign-in sheet to an excel spreadsheet and send the list out to everyone who signed in. This way, everyone at the meetup doesn't have to exchange business cards if they dont want.

Last night was great, Im really excited about making this a regular thing!

I just sent out the spreadsheet of the sign-in form to everyone who signed in. My goal is that we can use these sign-in forms to easily follow up and network with each other after the meetups. 

If you signed in last night but didn't get my email, that means that I transcribed your handwritten email address incorrectly from the sign-in form. Please let me know so that I can update the spreadsheet with your correct info!

At the meetup last night i distributed flyers with a Google Calendar link. Anyone can add events to this calendar as long as they dont conflict with existing events. Im the admin so i can remove events if it gets spammy. My goal with this calendar is that people can sync it with their own personal calendars for automatic reminders about future events. Here is the link: http://goo.gl/Bt455Q 

Should we start a new thread each month, or continue using this one?

@Glynn Griffith No the get together is not cancelled. Unfortunately Karen cant come tonight but i believe everyone else is still planning to attend. I will 100% be there by 5:30, hopefully sooner.

@Karen Margrave I hope you feel better soon. I think making this event every first Thursday of the month is a GREAT idea, I will bring that up at the meetup tonight.

@Robert Samayoa Thank you for taking the time to answer my questions. I hope you don't mind that I have a follow up!

The other way that i have contemplated using Adwords is to find clients for my construction lending business. My target audience is very small and niche, contractors who build and sell spec homes in the state of Oregon. Although the audience is small, i have a large budget (say $3k per successful lead) for finding these clients. Would Adwords be a practical method?

Hi Robert thanks for taking the time to answer questions. Would you mind elaborating how you would use AdWords to find renters? Would you create a listing (Cozy.co, Realtor.com, Doorsteps.com, Craigslist.com, etc) and then use adwords to drive people to that listing?

Im at risk of making myself sound like a wacko here... but i like to think that my silver/gold coin collection is a better hedge against the next crash than US Dollars would be since precious metals tend to appreciate during economic uncertainty. Im not saying that you shouldn't have cash reserves also or that your should sell your real estate and put it all into gold, that would be silly. But precious metals are about 1% of my net worth and it gives me peace of mind to know that i could sell it off at a premium if/when my real estate and stocks tank again.

Thank you everyone for the input. It sounds like I may have been overthinking it.

What i did is add a section called "Move-In Addendum" to the lease and then iv attached the addendum which reads:

"The lease shall not begin until after the property at 63846 Hunters Cir receives its Certificate of Occupancy from the City of Bend. The first month’s rent shall be prorated based on the move-in date."
