@Paul HearnWhat is your buying criteria? I find a lot of off market properties for rehabbers in Richmond and surrounding counties. First time and experienced...I'm assuming you're using a realtor to find your investment property?
@KIMARD EGLETON I how it was starting out as a wholesaler almost a year ago..if you have any questions feel free to reach out. I'm constantly learning but I do deals consecutively.

If its a vacant house I put them on the house/yard. If someone is living in the house or i dont want seller to know I put the signs at the end of the blocks around the house. @Ryan Harris

I use them BUT only at one intersection...I get a pretty decent amount of calls from the one intersection. I've had them there for months and only get calls from motivated sellers...never had the code enforcers call me from this location.
I use them more when selling a property. I always put a couple on the property I have under contract. I"m always able to get buyers call me...I leave the sign until the new buyer takes it down. Great way to add buyers to your rotation.

I'm going to look at/make an offer on a pre-foreclosure tomorrow. Any tips on offer strategy or dealing with these types of sellers? Not sure if she'll be angry, sad, or really motivated.

No he is not behind on payments...and for some reason he said short sale isn't even an option (not sure why) but we've talked about it several times.
I've even walked away from the deal and he calls after a few weeks asking about my offer and coming to the table with a little bit more.
My original offer was 75k after I saw the work and got quotes on the rehab work.
I was told you have to be upside down with your home to qualify for a short sale? Is that not true.

Hey BP,
I looked at house with a ARV of 164-174k
The seller owes 100k on the mortgage BUT the house needs a lot of work. 40-45k in work. Its in a nice area but the seller just let his house go down the drain. He needs to sell because he had to relocate out of state a year ago and has been paying 2 payments.
Do you think I could create a win win situation?
