Good question.  I look to do the same soon...being that I dont even know what to ask myself I was just prepared to go in and tell the attorney what I'm trying to do and go from there.  It may also help to talk to an recomended attorney who is use to dealing with real estate investors.  I found one in my area who comes recommended so I'm sure i may not have to come knowing what to ask it'll be more so telling him my business goals and asking the best way to structure it...tax wise.  Let me know how the meeting goes.  Hopefully someone with experience will enlighten both of us.  @Troy Cole

I'm thinking I dont mind doing the bandit signs vs yellow letters because its more tedious.  Its not too bad for me to wake up before the sun rises and throw up some bandit signs.  Thanks for both of your replies and I"ll offer .10 per piece and see if they accept and go from there.  @Eric F.  @Jade Davis

I had a similiar situation on a deal I'm closing on tommorow.  I really think the bad wholesalers are making it easy for the good ones to flourish.  I've also had sellers tell me they accepted my offer because of my integrity.  I really try to make it a win win situation for my sellers and buyers.  I keep it straight with them and give them reasons why my offer falls where it does on all properties.  I never go in a tear down their home in an attempt to make a bigger profit at closing.  I've accpeted deals where I may not make much at all but like you I feel a responsiblity for helping them more than anything.  Some wholesalers will completely diregard helping the seller if they cant make xyz on the deal.

I'm looking to be more consistent with my marketing since I will have more money after I close on a deal.  Has anyone paid for yellow letters or bandit signs to be written for them? 

I'm having a hard time thinking of a fair price to pay?

I'd provide the signs, they'd write and place...and snap a pic w/ their phone and I'd pay cash. 

Yellow letter I'd print a bunch of blanks with the chosen persons handwriting then make a lot of copies with my scanner and the person would then simple take my list source and fill in sellers info,  property address, stuff, address and stamp the letters before returning them to me.

My first attempt at investing was a flip about 4 years ago in which I ended up losing about 10k.  So yes I think now I have more experience with overseeing the renovation process @Curt Davis
